The Algarve’s occupancy rates are high throughout the year and peak during the summer. After analyzing the values and occupancy of comparable resorts, it is projected a long-term minimum profitability of around 4.0%, with potential additional income.

We offer to owners two return on investment alternatives:

1. Guaranteed minimum return + potential additional income: Exclusively for this phase of commercialization, to make the investment more attractive, we offer the possibility of a guaranteed minimum return of 4.0% and a potential additional income for five years from 2024. It is the ideal solution for those who want to put the property to exploration or, on the other hand, use it (in the periods considered below).

Guaranteed minimum return + potential additional income: Exclusively for this phase of commercialization, to make the investment more attractive, we offer the possibility of a guaranteed minimum return of 4.0% and a potential additional income for five years from 2024. It is the ideal solution for those who want to put the property to exploration or, on the other hand, use it (in the periods considered below). In addition to the 4% guaranteed income, you can receive an annual additional income that depends on the result of the tourist operation, where 75% of the net income from the operation is distributed by the owner. In this option, the revenue to be distributed to the owner is deducted from the condominium fees, cleaning service, maintenance, and other amenities.

2. Return from tourism operation: If you intend to use the property without time restrictions and others, but at the same time make it available for tourist exploration in limited periods of time, the return on investment depends on the result of the operation. From the total exploration revenue, 20% of operating costs is deducted to obtain the net revenue, and 75% of this revenue is distributed among the owners. In this option, the owner is responsible for paying the condominium, services and tax.

For a property investment of €600.000, the estimated profit per year is €24.000, equivalent to a yield of 4.0% (net of all charges, before taxes and insurance).
